Christmas 2012

Work on the house stopped on 20 December and it is unlikely any work will be carried out until 7 January 2012.  The house is closed in and locked up, athough there are areas where the cladding has yet to be fixed.  

We visited the site and took a few photos and managed to get some through the windows.  From this visit we noted that most of the water pipes were installed, except for pipes to the main hot water system.   The pipes for the 3 heat pumps are in place.

No more to report until work starts again.

Window changes

A extra window has been added and the size of a few windows have been changed.  This is as a result of a review by Design Builders and us once the framing was up. Being able to make these changes at this stage of the build was appreciated by us.   The additional window in the lounge makes the room much more attractive and livable in.

The building wrap is going on and will be completed in a day or two.

On Friday we spent 3 hours onsite with Merv sorting out the electrical, data and TV wiring. 

Roof going on

Our last visit to the house was on Friday 2 November.  This visit was to review the window sizes and locations with the framing all standing up.   We made some decisions on a few changes and knew that not much would happen until the roof was on.

Today Josh sent us an email with some photos showing the roof installed on the lower level.   The rest of the roof should be on in a day or so.   Our next visit is on 23 November for a roof shout or a combined roof shout with 3 other owners whose building is a few weeks in advance of ours.

Labour Weekend visit

We visited Havelock North this weekend which is labour weekend.

Progress on the house build includes the upper floor framing and 80% of the roof framing.

The Newricks have moved into their home and were unpacking house hold items.

Beams installed

There doesn't appear much progress in the week.  Mark took some photos, on Friday, which show the three beams for the sub floor.  

Frames going up

The concrete floor was poured on Monday (1 Oct) and on Friday (05 Oct) the first frames were stood up.  We traveled to Havelock North on Friday and arrived to see the frames for the main part of the house were up.  Later that day the frames on the East Wing were stood up.

Next to do is install the steel posts and beams over the garage to support the upper story and build the sub floor.   We expect that to be done next week.

Ready for Concrete

We were advised on Thursday that the floor was ready to pour but forecast was for rain.  It did rain on Friday so the decision to not pour the concrete was the right one.  The concrete pour is expected to be done on Monday.

Megan Deacon posted photos of the neighbour's (Falconer) house on facebook.  The framing is up and it looks ready for the roof.

Consent official

Friday we visited the site and viewed laid sewerage and stormwater pipes.  A surveyor checked  the placement of the house on the site that afternoon.  Next week the foundation will be assembled ready for concrete.

Final Changes to get HDC Consent

We had another hold up in gaining consent to build from HDC.  The final and big issue was the southern roof of the lounge was over the easement granted to HDC.   The encroachment was 900mm.

The builder, Scott, negotiated with the council engineer and he agreed to allow an encroachment of 450mm.  So the roof is now redesigned with a shorter eave and we should have consent on Monday or Tuesday.  The house may actually look better with a shorter eave.

Foundation Piles

We visited the site today and the piles have been driven and some of the boxing is in place.

The piles are 150 SED Driven Timber Piles.   The piles are required to provide adequate bearing pressure for the Firth Ribraft floor system.  The top of the boxing (seen in photos) is the level of the floor.   We were surprised and pleased that the floor level will be a good height above the site level;  no chance of flooding.

The neighbour's (Falconer) site has a finished floor and at the Duff's framing is being stood up.

Profiles up on the site

We drove from Wellington to Hastings with our first trailer load of household or garage items for storage on Friday 31 August 2012.

We meet with John Hortop at 1.00pm to discuss the design of the laundry area in the garage.   Our design was deemed suitable and the Denise chose the material and colours for the laundry bench top and the cabinet.

Following this we took our trailer load into a storage shed in Hastings.   On the way home we visited the subdivision and sighted the profiles and spray paint markings on the ground setting out the layout of our new home.  The floor of the house will be a little higher than we expected - that is a good thing.  The floor height will be the top of the profile timbers - seen in photos.
